Carlyle Plaza II South Residential – 760 John Carlyle St. 34-story residential tower, 368 Units, 4-story low-rise liner units on Bartholomew St, 16th & 26th floor terraces, elevated park, playground, and resident amenities. (Hines/JM Zell, DSUP#2013-0025)
Current Status:
Developer reportedly seeking financing. Final Plan #1. (No change)

Eisenhower Block 20 - 26-story residential tower @300’, 420 units, future 9-story hotel, above & below grade parking. Public dog park in Dominion easement south of Southern St. (Paradigm Development Company, DSUP#2017-0005)

Current Status:  Expect application to submit first Final Site Plan around 4/1 for the residential portion. Applicant may seek plan revision and hearings to pursue an assisted living building. (No change)

Hoffman Block 6A – 200 Stovall St., Office building conversion to 26-story residential tower, @300’ max, 36k SF retail, 3 additional floors, 210’ max. Street & sidewalk width modifications and streetscape improvements. (Perseus Realty, DSUP#2017-0015)

Current Status:  Project is under construction. (No change)

Hoffman Blocks 6C – 2425 Eisenhower Ave., 7,700 SF retail building to complete semi-circle at Swamp Fox Rd. Approved December 2018. (Rubenstein Partners, DSUP#2018-0013)

Current Status:  No new updates, but expected they will move quickly, perhaps submitting Final Site Plan late winter or spring of 2019. (No change)

Hoffman Blocks 4 & 5 – 2410 Mill Rd., 3 residential buildings 750 d/u total, 211k sf Grocery & Retail, 14k sf plaza, rooftop amenities & green space, Mill Road modifications and multi-use path. (StoneBridge Carras, DSUP#2017-0023)

Current Status:  Partial release of Final Site Plan was approved so that site work, grading, and utility work can begin, including foundation construction. Final Site Plan #4 is under review by staff. Staff provided comments for a concept for a comprehensive signage plan. Sign plan must go before public hearings for approval prior to release of the Final Site Plan, per condition of the DSUP.

Hoffman Blocks 11 & 12 – 2356 Eisenhower Ave, 2300 Dock Ln., Original DSUP approved in 2013 and extended April 2017, consisting of 2 residential towers (22 and 31 stories) and ground level grocery store on Block 11, and a 28-story residential tower on Block 12 with ground floor retail. (Perseus Realty, DSUP#2019-0011)

Current Status:  Revised Concept submission was received by staff and is under review. Will require amendments, DRB hearings, and new public hearings and approvals.

EISENHOWER WEST

2901 Eisenhower - 2 multifamily buildings 533 d/u, 67 townhomes, 9k sf retail, 2.2m Affordable Housing Trust Fund contribution + 21 on-site units. (Rushmark Eisenhower LLC, DSUP#2015-0001)

Current Status:  North Tower & townhomes under construction. South Tower Final Site Plan #1 was submitted and staff provided comments, with concerns over sanitary easement and architectural/site plan changes. (No change)

Victory Center – Status indefinite

Vulcan – South Van Dorn Street. Applicant met with staff for very preliminary pre-concept discussion.

NEAR EISENHOWER

Boat US/Public Storage – 880/890 S Pickett St., 260k sf 5-story self-storage building. Interim 109-space parking lot with 15 year expiration is future residential block which faces private and 3.6 ac public dedicated open space on Backlick Run Greenway. Public street dedication. (PS Southeast One, Inc., DSUP#2018-0006)

Current Status: Approved by Planning Commission in December 2018, applicant deferred City Council action. Approved by PC and CC in March. Applicant made building revisions after coordinating with neighbors.

Greenhill CDD Concept Plan – Approved December 2018.

Current Status:  Applicant has submitted a Concept 1 CDD Concept Plan for “Greenhill South” which is across the street from Greenhill “North”. South is separated from the larger plan and is in a different small area plan. 2 blocks, they are asking for additional height. (No change)


2775 and 2901 Eisenhower Avenue


Rushmark Eisenhower LLC received approval in February 2016 to build 2 multi-family buildings totaling 533 units plus 9,000 square feet of retail space and 67 townhouses just west of the Telegraph Road interchange.  The 8.97 acre site had previously served as VDOT's staging area for the construction of the Woodrow Wilson Bridge, and before that was owned by the Lehigh Portland Cement Co.  The developer is making significant contributions to Alexandria's Housing Trust Fund, Public Art fund, and bikeshare expansion, as well as providing 21 affordable housing units onsite.  The site will be upgraded to  rise above the Zone AE flood plain level.  The 2 main buildings are 14 and 23 stories tall.

Paradigm's Parc Meridian at
Eisenhower Station

Paradigm has almost completed construction of its 25-story two-tower apartment building at 2250 Mill Road.  The 505-unit building has just opened up its leasing web site at www.paradigm.com/alexandria-va-apartments/parc-meridian-at-eisenhower-station.  The apartments include studio, one and two bedroom units, and offer high-end finishes, energy efficient appliances, and Xfinity high-speed internet.  Rents range from $1,570 to $3,665 per month.  Posted May 10, 2016


Holiday Inn at Hoffman Town Center

The Holiday Inn (originally built in 1969) held its official re-opening ribbon-cutting on April 28, 2016, following 2-3 weeks of soft opening operations.  The ownership team of AEW Capital Management and Wright Investments has completely remodeled the interior, opening up the ground floor to look brighter and airier, and modernizing the guest rooms.  The hotel offers 207 guestrooms and 3000 square feet of meeting space.  Ian Harvey is the new General Manager and Cherry Decena can handle your meeting and event planning needs.  The hotel is at 2460 Eisenhower Avenue,  703-960-2000, www.hialexandriahotel.com.  Posted May 10, 2016

2401 Eisenhower Avenue 

The former Hoffman Office Building, which housed federal employees for many years, has been sold to NorthPoint Partners and Rubenstein Partners.  The 365,000 sf mixed use project contains 32,500 sf of retail, including 7 dining options, and is being rebranded as Carlyle Tower.  The building is well-located near the Eisenhower Avenue Metro Station and the new National Science Foundation Headquarters, at the Telegraph Road interchange to the Beltway (I-495).  Office leasing is by Newmark Grubb Knight Frank, and retail leasing is by Rosenthal.  Posted April 14, 2016.


4607 Eisenhower Ave

The existing warehouse space has been used by a moving and storage company for many years. Floor and Décor, a provider of marble, travertine, and porcelain floor tile and hardwood flooring materials, has applied to occupy the space as an interim retail use. The application is scheduled for public hearings at the Alexandria Planning Commission and City Council in November 2016. Their other stores in the Washington metropolitan area are in Potomac Mills and Gaithersburg.












TSA Relocation to 5001 Eisenhower Avenue

The Transportation Security Administration probably won't move until 2020, after a federal judge voided GSA's lease with the Victory Center which would have resulted in a 2018 occupancy on the west end of Eisenhower Avenue.  The judge's decision against the lease was based on Congress' authorization of up to 625,000 square feet of space whereas the lease included 665,000 sf. GSA issued an amendment to bidders on March 14, with responses due by April 14.  In the meantime, TSA will remain at its current headquarters near Pentagon City.  (updated May 10, 2016).




National Science Foundation

The USAA Government Building Fund is the investor/owner for this 680,000 sf office building with 18,000 sf of retail space and 380 parking spaces.  The National Science Foundation, currently located in Arlington, signed the lease in June 2013, and construction started in April 2014.  Occupancy is slated for September 2017.  The City of Alexandria's incentives, including real estate tax abatement, were instrumental in winning the relocation of the NSF to Alexandria.

Zell -- Carlyle Plaza

Carlyle Plaza, formerly Block P of Carlyle, received overall approval for 1.097 million gross square feet of office space in two buildings, 27,825 square feet of retail, and 662 dwelling units in two residential buildings.  The approval includes an option for a 300 key hotel to substitute for some of the office space.  The first building of the project, Carlyle Plaza South, is going for Carlyle Design Review Board approvals for its eye-catching design.  No further approvals will be required since the site already has its overall development plan approved.



Eisenhower Avenue Widening

This State Urban Funds project will convert  the intersection at Eisenhower  and Holland from the current  "Eisenhower Circle" to a "T" intersection;  in addition, dual left turn lanes will be  installed at westbound Eisenhower and  Mill Road.  The project is in final design  and right-of-way acquisition.















2034 Eisenhower Avenue

Perseus Realty has purchased the 13.5 acre 2000-2034 Eisenhower Avenue from the Hoffman family.  The property currently contains one-story warehouse buildings occupied by several restaurants, a fitness gym, a printer, and some office space.  Since the property is across from the PTO and one block from the Eisenhower Avenue Metro Station, redevelopment is likely at some point in the future.  Posted May 10, 2016.








New Restaurants and Shops

Whiskey & Oyster -- Local restaurant giant Mike Anderson, with Donna Anderson and Bill Blackburn, plan to open a 4,400 sf restaurant, bar, and raw bar at 333 John Carlyle Street.  The restaurant will have 100 indoor seats and 50 patio seats.   The Andersons also own Sweet Fire Donna's, a barbecue restaurant, in Carlyle.    Posted April 14, 2016
